The challenge

A real-estate network is not a chain. Each office is its own business with its own principal, its own market and its own view on marketing — which is a commercial strength and a brand problem at the same time. Vendors were receiving materially different messages depending on which office they walked into, brand equity was diluted across dozens of local interpretations, and every office was independently rebuilding collateral that already existed somewhere else in the network. A rigid, centrally-controlled brand system would have been rejected outright, and rightly so: offices need to put their own agents and their own listings front and centre. The task was a system with enough discipline to compound and enough flexibility to be adopted voluntarily.

Our approach

We built “Leave It to Us” as a messaging platform rather than a slogan, anchored on the single thing a vendor actually wants: the burden taken off them. Selling a home is stressful, slow and full of decisions the vendor is not equipped to make — a promise to absorb that is more persuasive than any claim about results, and it is a promise every office in the network can genuinely keep. Around it we built guidelines, templated collateral and dynamic creative so an office can localise listings, agents and suburbs without breaking the brand. Adoption was the design constraint: the templates had to be faster to use than building something from scratch, or offices would keep doing exactly that. Rollout ran across digital, social and physical office environments so the promise is consistent from a search ad to a window card.

Dynamic creative assembles listing-level advertising from property data, so an office publishes accurate, on-brand creative per listing without a designer in the loop for routine work. Brand and compliance rules are applied as guardrails before anything publishes — in real estate, advertising claims are regulated and an automated mistake becomes a legal problem. Performance is read at network and office level so the system can be improved where adoption is weakest rather than argued about in the abstract.
